Wood Destroying Insect Real Estate Reports in Hammonton, NJ to Detect Past or Current Infestations of Termites, Carpenter Ants, Powderpost Beetles & Wood Borers
A Wood Destroying Insect Report (WDIR) is a legal document written and issued by a qualified, licensed inspector. The issuing inspector surveys a structure for evidence of a previous pest infestation by wood destroying organisms. They will also look for the activity of wood destroying insects and recommend treatment for active infestations. This usually means termites, but it can also cover other organisms. A WDIR is usually required during real estate transactions where the mortgage lender or buyer requires the inspection. If you’re buying a new home, a WDIR is almost always required. The lending institution will usually require and recommend treatment be done before they will loan the money.
Wood Destroying Insects; Termites, Carpenter Ants, Powderpost Beetles & Wood Borers
Termites and other wood destroying insects, such as carpenter ants, powderpost beetles and wood borers can cause significant damage to the structural integrity of a home. Termites are known as silent destroyers because of their ability to chew through wood, flooring, and even wallpaper undetected. Each year, termites cause more than $5 billion in property damage. Termites are usually small, measuring between 0.16 to 0.59” in length. They have wings that they shed once they find a good place to build a nest. Termites can and will attack a new home and only need an opening 1/64” wide to gain access inside. They can enter directly from the soil or they may build tubes from their colony to your home. Termite colonies eat non-stop, 24 hours a day, seven days a week. Subterranean termites nest on the soil to obtain moisture, but they also nest in wood that is often wet. They easily attack any wood in contact with the ground. Drywood termites don’t require any contact with the soil and live on wood with low moisture content. Termites can remain concealed until they have severely damaged a structure, leaving a thin layer of a wall that protects them from the environment. Powder post beetles feed on certain hardwoods or softwoods. Wood borer beetles, after termites, are the most important wood-destroying insects.
The Wood Destroying Insect Inspection Report Process
The inspection begins with a request from a mortgage company, a realtor, or an attorney. The inspection will start with a check of the outside foundation for termite shelter tubes or wood that may show signs of termite infestations. The basement or crawlspace will be checked, examining the sill plate, band board, and floor joist. Other floors will be checked as well as the baseboards, door and window frames, and walls of all the rooms of the home. Evidence of termites usually includes “frass” which is the sawdust left behind and hollowing, which are their shelter tubes. Tests for termite or other wood destroying insect activity are also performed. If evidence of damage exists within the dwelling or in the property, it is recorded. A graph drawing detailing the problem and a moisture reading will be provided. The written report will provide quote for treatment if needed. Findings of the report are documented and delivered to the requestor. The process typically takes about an hour to complete.
